1. The service

BnB Director is a web tool that reads each rental listing's published calendar and turns it into a cleaning schedule and, in future, a financial summary. By creating an account you agree to these terms.

The service is free. There is no subscription, no credit card is requested, and there is no trial period that expires.

2. Accounts

  • You must give a real name and email address, and confirm the address before the account can be used.
  • You are responsible for keeping your password secret and for everything that happens in your account.
  • You can delete your account at any time from My account. Your profile and every listing go with it.

3. Your listings

By adding a listing you confirm you have the right to use that calendar link. Links are private to your account, travel over HTTPS, and are stored in a database encrypted at rest.

The mobile app code lets someone see that listing's cleaning schedule without revealing the link. You are responsible for who you give it to, and you can change it at any time.

4. SMS and WhatsApp messaging programme

What messages are sent

BnB Director sends operational cleaning reminders to members of the cleaning team added by an account holder. Messages state which property needs cleaning, on which date, and whether there is a same-day guest turnover. No marketing, promotional or advertising messages are sent of any kind.

Consent

The account holder who adds a person confirms that the person has consented to receive these messages at the number given. Do not add anyone who has not agreed. The account holder is responsible for obtaining and keeping a record of that consent.

Message frequency

Message frequency varies. Typically one message per property per cleaning day, and only when a cleaning is scheduled. On days with no cleanings, nothing is sent.

Costs

Message and data rates may apply from your mobile carrier. BnB Director does not charge for messages.

Opting out and getting help

To stop receiving messages, reply STOP to any SMS message. You will receive a confirmation and no further messages will be sent to that number. To start again, reply START. For help, reply HELP or write to admin@bnbdirector.com.

On WhatsApp, reply STOP or block the sender. The account holder can also deactivate or remove any team member at any time.

Reply STOP to unsubscribe. Reply HELP for help. Message and data rates may apply.

Carriers

Mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed and should not be relied on as the only means of coordinating urgent work.

Mobile data privacy

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties. Phone numbers are used solely to send the cleaning reminders described in this section.

5. Acceptable use

  • Do not use the service to send unsolicited messages, advertising or unlawful content.
  • Do not add phone numbers without the consent of the person they belong to.
  • Do not attempt to access other accounts' data or deliberately overload the service.

We may suspend or close an account that breaks these rules, without notice where the breach affects other people.

6. Availability and warranties

The service is provided "as is", with no warranties of any kind. We do not guarantee that it will always be available, nor that third-party calendar data will be correct or arrive on time. Reminders depend on external services that can fail.

7. Liability

To the extent permitted by law, BnB Director is not liable for indirect loss, lost profit, or damages arising from a cleaning that did not happen, a message that was not delivered, or incorrect calendar data. The service is free and offered as an aid, not as a critical system.

8. Ending your use

You can stop using the service and delete your account whenever you like. We may withdraw the service, in whole or in part, giving reasonable notice where possible.

9. Changes

We may update these terms. The date above shows when they last changed. If a change is significant we will say so by email to your account address.
